Hello all,
Starting from 02/2026 or 03/2026, I will free my room in our apartment, shared with two 25-year-old young working ladies, and I am looking for a person to take over the existing contract with the rental agency (subentro). We would like to find someone they would get along with, so a student or another young worker would be a perfect fit!

Room: 19 m² + direct access to the terrace also connecting to the kitchen

Location: Molino Nuovo / Stadium : 15 min walk to USI and SUPSI
Address: Via Trevano 74, crossing with Via Monte Boglia.
Apartment: 3rd floor with elevator. 80 m², bright, south-facing, 3.5 (3 rooms, separate kitchen, bathroom, hallway, 2 terraces). A cellar. An underground parking spot if needed (+120 chf)

Rent and expenses: Total of around 510 CHF per month.

That is, the other flatmates pay a total of 1100 to you each month (rent + building expenses + other expenses), and, as main tenant, you pay 1530 to the rental agency (rent + building expenses) + around 80 chf for all different bills (electricity, internet, water, heating, and yearly taxes for trash, TV).
The roommates are trustworthy, there has never been any delay in the payments.

Deposit: 1300 CHF

Furniture:
Room furnished with a bed for 2, a 3-door closet, a bookcase, two bedside tables. Im selling it all to the new tenant for 450 CHF.
Optionally I can sell the 50 Samsung TV for 250 chf, the TV stand for 50 chf, and the small sofa for 200 chf.

A partire da 02/2026 o 03/2026 libererò la mia stanza nel nostro appartamento condiviso con due ragazze, giovani lavoratrici di 25 anni. Cerco quindi una persona che possa subentrare nel contratto esistente con lagenzia immobiliare. Vorremmo trovare qualcuno con cui le coinquiline possano andare daccordo, quindi uno/a studente/ssa o un/a giovane lavoratore/trice sarebbe lideale!

Stanza: 19 m² + accesso diretto alla terrazza, collegata anche alla cucina.

Zona: Molino Nuovo / Stadio 15 minuti a piedi da USI e SUPSI.
Indirizzo: Via Trevano 74, incrocio con Via Monte Boglia.
Appartamento: 3 piano con ascensore. 80 m², luminoso, esposto a sud, 3.5 locali (3 stanze, cucina separata, bagno, corridoio, 2 terrazze). Cantina. Posto auto in garage disponibile su richiesta (+120 CHF).

Affitto e spese: Totale di circa 510 CHF al mese.

In pratica, le altre due coinquiline ti versano complessivamente 1100 CHF al mese (affitto + spese condominiali + altre spese), mentre tu, come intestatario principale del contratto, paghi 1530 CHF allagenzia immobiliare (affitto + spese condominiali) + circa 80 CHF per tutte le altre bollette (elettricità, internet, acqua, riscaldamento e tasse annuali per rifiuti, TV, ecc.).
Le coinquiline sono affidabili: non ci sono mai stati ritardi nei pagamenti.

Deposito: 1300 CHF.

Arredamento: Letto matrimoniale, armadio a 3 ante, libreria, due comodini. Vendo lintero arredamento al nuovo/a inquilino/a per 450 CHF.
Opzionale: TV Samsung 50 a 250 CHF, mobile TV a 50 CHF, divanetto a 200 CHF.
